Resort Properties Management Rental Policies

Thank you for choosing to stay with us as your “home away from home” during your vacation in Pigeon Forge, TN. In order for us to ensure your comfort and satisfaction, we ask that you familiarize yourself with our rental policies.


TERMS & CONDITIONS:

We cater to responsible adults and families; you must be 21 years old to secure a reservation. Please keep in mind there are other guests staying at the condominiums. Noise levels must be kept at a minimum whether you are in your assigned unit, on the balcony, at the picnic area or pool/ lazy river. We want all our guests to have a safe, wonderful, and peaceful vacation experience.

Maximum occupancy limits are set by the State Fire Marshall's Office and may not be exceeded. Capacities are as follows: 1 bedroom units = 4 persons, 2 bedroom units = 6 persons, 3 bedroom units = 8 persons, 4 bedroom units = 10 persons. We ask that each guest abide by this standard for the safety of all guests.

We love pets, but they are not allowed in our rental units. A $500.00 cleaning fee, plus any damages, will be charged if you ignore this policy.

ALL units are non-smoking. Smoking is not allowed in the units, on balconies, breezeways or sidewalks. A $500.00 cleaning fee, plus any damages, will be charged if you ignore this policy.

We try to honor guest requests for specific unit assignments when requested; however, we reserve the right to change rental assignments without notice or liability in the event the unit is sold, becomes unavailable, or due to mechanical issues.

Cancellation Policy: All reservations and/or units rented will be charged a $25 cancelation fee for reservations cancelled 15 days or greater to the arrival date. If your reservation is cancelled within 14 days prior to arrival date, we will not refund the first night rental rate/revenue (including tax). To cancel or modify your reservation, you must call our Reservation Department at (800) 429-4361.

All reservations will be charged a cleaning fee based on unit size.

Payment for your remaining balance is due when you check in; we accept cash or credit card payments. If paying by cash, a $150.00 security deposit is required at check-in.


BEFORE YOU ARRIVE:

Check-in time begins at 4:00pm (EST) on your scheduled check-in date, but is not guaranteed until the unit is cleaned and inspected. Late check-ins can be arranged by notifying our office before 4:00pm (EST).

Our units are cleaned and inventoried before and after each stay. Please do not remove anything from condos or move kitchen or furniture items to another condo and/or outside the unit. Guests are responsible for missing items, the need for excessive cleaning (due to but not limited to: stains, burns, soiled bedspreads, trashed units, etc.) or any damage due to negligence or any action on the guest's part. Excessive cleaning fees begin at $50 per unit and increase depending on the size of the unit and conditions.

We furnish an initial supply of paper towels, toilet paper, trash bags, dishwashing detergent and dishwashing liquid.

A washer/dryer is furnished in each unit so you can refresh your linens, etc. We do not furnish laundry detergent, but it can be purchased in our vending machine located at the outdoor pool area. Please empty the dryer's lint tray after each use for better drying.

A fire evacuation map is posted on the back of your entryway door. You will also find a fire extinguisher under the kitchen sink or in the kitchen area.

We do not refund your payment if you check out early.

Quiet Hours are from 11:00 P.M. until 8:00 A.M. (EST). Seasonal outdoor pool hours are from 9:00 A.M. until 11:00 P.M. (EST). Whispering Pines Indoor Pool Facility (pool, fitness room, sauna & game room) are open from 7:00 A.M. until 11:00 P.M. Year round.

For after office hour's assistance, please call (865) 654-6750 or for emergencies, please call 911.

BEFORE YOU CHECK OUT:

Check out time is by 11:00am (EST) on your scheduled departure date. Please complete your checkout at the office, bringing all keys and comment sheet (if desired). If checking out before office hours, place key(s) in the drop slot in the front door. There is a charge of $25.00 for lost or unreturned keys.

Please do not turn the A/C setting below 70 degrees in the summer as the unit may "freeze". In the winter please set the thermostate on 65 degrees at check out.

Please don't forget to empty all the items from the refrigerator and to take out the trash.
If you are guests at Whispering Pines, the dumpsters are located at the end of Building 2 and beside Building 6. At Bear Crossing, the dumpster is located to the left of the pool.
If you are guests at Cedar Lodge the dumpster is located at the side of the office building.

Please load and start the dishwasher – It is not necessary to wait until the wash/dry cycles are completed, as housekeeping will unload and put the items away.

Important Policy Notes:

During Car Shows and Special Events, we have guests who bring trailers. Please note that 1-bedroom units are not permitted to leave any trailers on site as they are only issued 1 parking space. Our 2, 3 and 4 bedroom units can bring a trailer, but it will count as one of the spaces you are allowed, and the trailer must actually fit into the space sized for vehicles. There will be other places in Pigeon Forge you can pay to store your trailer(s) if needed.

Parking spaces are zoned & enforced as follows:
1 Bedroom – 1 space per unit
2 Bedrooms – up to 2 spaces per unit
3 Bedrooms – up to 2 spaces per unit
4 Bedrooms – up to 3 spaces per unit

We will be issuing parking passes and have on-site security during our busy times. We apologize if this causes any inconvenience. We must ensure that we have adequate parking for all our guests and access for emergency vehicles at all times.

Smoking & Pet Policies – Sorry, we do not allow pets or smoking in our condos. You will be charged $500.00 if you smoke in the unit or on the balcony and $500.00 if you bring a pet to the unit, no exceptions!

Accident/Injury/Loss - Resort Properties Management LLC and respective HOA will not be responsible for accident/injury to guest, or loss of money, jewelry or other valuables.
